Why we like Michigan

Demand, basis, and flexibility.

We do not rely on one headline or one exit. We evaluate visitor demand, population movement, acquisition basis, and local policy together—then underwrite the property and municipality on their own merits.

01

Four-season tourism

Michigan recorded 131.2 million visitors and $30.7 billion in visitor spending in 2024. That broad travel economy can support well-located STR demand, but it does not guarantee occupancy for this property.

02

Migration is improving

Michigan’s population grew for a fourth consecutive year in 2025. Census estimates also showed a small net domestic migration gain—the first since at least 1990. The gain was modest, so we view it as supportive rather than a promise of rent or price growth.

03

Value-add purchase basis

At a $200,000 target purchase price, the thesis is to acquire a large six-bedroom footprint and direct capital toward renovation rather than pay a finished-home premium.

04

Policy-aware flexibility

Michigan STR rules are set locally rather than through one statewide standard. Local zoning, permitting, taxes, and operating rules require confirmation. That makes an LTR or resale path an important fallback if STR use is not permitted or not attractive.

Sources: Travel Michigan’s 2024 tourism-impact report, Michigan State Demographer analysis of Census Vintage 2025 estimates, and Michigan STR regulations overview. Statewide data does not predict property-level performance; local demand and rules must be verified.

Execution thesis

Three clear phases.

The plan is intentionally simple. Final renovation scope, costs, schedule, and exit assumptions remain subject to due diligence, inspections, and contractor bids.
